Upgrading Concrete on Newer Homes
Spanish Springs is the valley just north of Sparks, and much of the work concrete contractors do here is adding to newer homes rather than replacing worn-out slabs. The CDP grew from 9,018 residents in 2000 to 15,064 in 2010, a 67% jump, and reached 17,314 by 2020. Census QuickFacts puts the owner-occupied rate at 91.9%. Owners who plan to stay tend to invest in their yards, and that is where most of the concrete goes.
From rocket tests to rooftops
The valley has an unusual past. Sky Ranch Airport was a 2,000-foot dirt strip near State Route 445 and Spanish Springs Road. It hosted the first Reno Air Races in 1964 and 1965, and later served as headquarters for the Rocketdyne Nevada Field Laboratory, which tested rocket engines in the late 1960s and early 1970s. Sky Ranch closed in 1970, and its site is now covered with housing. A replacement field was graded about two miles west, and as Spanish Springs Airport it has been in continuous operation since 1971.
For homeowners that history matters only in one way: most of the houses here are not old. Driveways and walks are usually in decent shape, so the typical project is adding something, not tearing something out.
What Spanish Springs homeowners usually ask for
Stamped concrete patios. Builder patios are often a small rectangle off the slider. We extend them with a stamped border or replace them with a larger stamped slab in slate or ashlar stone patterns. Color is mixed in or broadcast on top, then a release agent adds depth.
Driveway widening and RV pads. Trailers, boats and campers need a place to park. We add side pads with a thicker section and good base so the slab does not crack under a loaded trailer.
Walkways and side yards. A concrete path from the driveway to the backyard gate keeps mud and gravel out of the house. We pour them wide enough for a wheelbarrow and trash cans.
Slabs for sheds, shops and hot tubs. A level pad with the right thickness keeps a shed door square and a hot tub from settling.
Cold nights at 4,518 feet
The CDP sits at 4,518 feet, about a hundred feet above Sparks, whose climate table counts an average of 140.6 nights a year at or below freezing. There is no separate climate record for Spanish Springs on Wikipedia, so we plan as if the valley gets the same cold. In practice that means:
- Air entrainment in every outdoor mix
- Saw cuts made early, before random cracks can start
- Tooled, rounded edges that chip less when a shovel catches them
- A cure that is protected from drying wind
- A penetrating sealer once the slab is ready
Repairs on younger concrete
Even newer homes have concrete issues. Common ones are shrinkage cracks where joints were spaced too far apart, settling at the edge of a driveway where backfill was not compacted, and steps pulling away from the porch. We can usually fix these by sealing cracks, mudjacking or replacing a single section. We do not recommend hiding a cracked slab under a coating, because the crack comes back through it.
HOAs and a growing valley
Wikipedia counts 6,481 housing units in the CDP, with only 2.9% vacant, and many sit in subdivisions with an HOA. Some associations set rules on colors, driveway widths or where an RV can be parked. Bring those guidelines to the estimate and we will design within them, with samples you can submit for approval. Call (775) 278-6129 to book a time in Spanish Springs, NV.

Spanish Springs Questions
Can stamped concrete match my Spanish Springs HOA rules?
Usually yes. Bring your HOA guidelines to the estimate. We can choose neutral colors and patterns that fit, and we provide samples you can submit for approval if your HOA requires it.
How thick should an RV pad be in Spanish Springs?
Thicker than a normal patio. We size the slab, base and reinforcement for the weight of the RV or trailer, and we recommend an approach that will not crack where the pad meets the driveway.
My newer home already has cracks in the driveway. Is that a problem?
Hairline shrinkage cracks are common and mostly cosmetic. Cracks that widen, offset or let one side drop point to a base problem. We look at them and tell you which kind you have.
