Concrete Work North of Reno
Lemmon Valley lies about ten miles north of downtown Reno, and it is part of the north-valley area concrete contractors from Sparks cover. The census-designated place counted 4,987 residents in 2020, with 1,896 housing units and only 3.9% vacant. It sits at 4,990 feet, and most of its water area is the Swan Lake Nature Study Area, a small wetland conservation area that is home to many bird species.
Low ground, wet ground
A wetland in the middle of a valley tells you something about the ground around it: water collects here. Wikipedia lists 1.2 square miles of water in the CDP's roughly 17 square miles. Lower ground near a wetland can have a higher water table and slower drainage than a hillside lot.
For concrete, that changes the base. We dig out soft material, place gravel and compact it, and on wet sites we go deeper. We make sure every slab sheds water away from the house, and where water already collects against a foundation, we can add a drain, a small curb or a swale to move it. A driveway or patio that sits in standing water every spring will not last, no matter how strong the concrete is.
Winter at nearly 5,000 feet
Lemmon Valley is more than 500 feet higher than Sparks. Cold nights are a given for much of the year, and wet ground makes freeze-thaw damage worse, because more water is around to soak into the concrete. Our response is standard practice done carefully:
- Air-entrained concrete in every exterior pour
- A dense, well-finished surface without extra water worked to the top
- Joints that keep cracks straight and controlled
- A penetrating sealer after curing to slow water absorption
- Advice to use sand instead of salt on fresh concrete
What we build and fix in Lemmon Valley
Concrete driveways. Replacement of broken or sunken driveways with a proper base, and widening for extra cars.
Concrete patios. Simple broom-finished slabs or stamped concrete if you want a stone look.
Sidewalks and walkways. Paths from the driveway to the door and around the house, raised slightly above grade on wet lots so they drain.
Concrete slabs. Bases for sheds, carports and storage buildings.
Concrete repair. Sealing cracks, lifting or replacing sunken panels and rebuilding steps.
Repair before replacement
When a Lemmon Valley slab has a problem, we start by finding out why. A crack with one side lower than the other usually means the base washed out or settled. A surface that is flaking points to freeze-thaw damage. A slab tilting toward the house points to drainage. Fixing the cause comes first, then the concrete. Sometimes that means re-grading a strip of the yard or adding a downspout extension before a single panel is replaced, so the new concrete is not fighting the same water as the old.
Neighbors in Golden Valley
Golden Valley lies just to the south, and until 2010 the Census Bureau counted the two valleys together as one CDP. We work in both. Golden Valley sits higher, at 5,135 feet, on smaller acreage, so the drainage questions there tend to be about slopes rather than low wet ground.
Low vacancy, long stays
Wikipedia's 2020 figures show a homeowner vacancy rate of just 1.0% in Lemmon Valley, so most owners are improving the homes they have rather than moving. Lemmon Valley Questions
My Lemmon Valley yard stays wet in spring. Can I still have a patio?
Yes, but the base matters more. We dig deeper, use more gravel, and raise and slope the slab so it sheds water. We may also suggest a drain or swale to move water away.
Why does my driveway crack every winter?
Often water gets into cracks and the base, freezes and pushes. Sealing open cracks and fixing drainage helps. If the base has failed, replacing the panel with a better base is the lasting fix.
Do you work in Golden Valley too?
Yes. Golden Valley, just to the south, is part of our area too.
