Mountain Concrete on the North Shore
Incline Village sits on the north shore of Lake Tahoe in Washoe County, at 6,350 feet, and it is the most demanding setting we work in as concrete contractors. It was established in 1882 and named for the incline railway of a logging company that supplied timber to the Comstock mines. The 2020 census counted 9,462 residents in 4,167 households, up from 8,777 people in 2010, with a median age of 51.7. Concrete at this elevation has to handle real winters for decades.
Mountain weather is a different job
Incline Village averages 23.09 inches of precipitation a year, nearly three times what Sparks gets, with about 3 inches a month in December, January and February. Its climate is classed as humid continental, with an average January low of 22.5 degrees. That means real snow, repeated freezing and long winters.
For concrete, the consequences are clear:
- Air entrainment in every exterior pour, at the right percentage for severe exposure
- A dense surface, finished without added water
- A broom or textured finish on driveways and steps
- Slopes that carry meltwater away, never toward the house or garage door
- A penetrating sealer after curing and resealing every few years
- No de-icing salt on new concrete; sand gives grip without the damage
The pouring season is also shorter. We plan most work between late spring and early fall, when nights stay above freezing.
Steep driveways and snow removal
Many Incline Village homes sit on slopes above or below the road. A steep driveway gets plowed, shoveled and driven on with chains or studded tires, and every one of those is hard on the surface. We pour driveways thick enough for plow trucks, with a deep broom finish across the slope. Where a driveway meets the road or the garage, we shape the transition so plows do not catch an edge. Heated driveways are a question we hear often; if you are adding snowmelt tubing, we coordinate placement before the pour so it sits at the right depth.
Creeks, drainage and the lake
Wikipedia lists First, Second and Third Creeks, Incline Creek and Mill Creek running through town to Crystal Bay. Snowmelt and storm runoff on a Tahoe lot have to go somewhere. We design every slab with a planned drainage path and can add channel drains, curbs or swales. Keeping runoff controlled protects your foundation and the slab. Lakeside lots can carry rules beyond a typical county permit, so we find out what applies to yours before design.
Outdoor living at elevation
Stamped and colored patios. Stone and slate patterns in grays and browns that suit timber and stone homes.
Steps and walkways. Even risers, landings on long climbs and handrail posts set in the pour.
Slabs. Hot tub pads, garage additions and pads for generators.
Repair. Sealing cracks, replacing scaled or spalled sections and rebuilding steps.
Snow storage and layout
In a town that gets real winters, where the snow goes is part of the design. A driveway that ends hard against a wall leaves nowhere to push snow, so it piles up on the concrete and melts across it for weeks. When space allows, we leave a strip at the side of the driveway for snow storage and slope it toward a drain point. Walks get the same thought: a path that runs right under a roof edge will catch sliding snow and dripping meltwater, so we route it a few feet out when we can.
A post office since 1884
Incline Village was established in 1882, and its post office opened on February 7, 1884. Many lots here sit above or below the road on steep ground, so access for a ready-mix truck or a pump gets checked at the estimate along with any approvals your lot needs. Incline Village Questions
What time of year should I plan a concrete pour in Incline Village?
Late spring through early fall, when nights stay above freezing. Concrete must not freeze while it gains early strength, and at 6,350 feet that window is shorter than in Reno or Sparks.
Can you pour a driveway with snowmelt tubing?
We can pour over a snowmelt system placed by a heating contractor. We coordinate the tubing depth, reinforcement and joints so the system and the slab work together.
Will a plow damage my new driveway?
A properly built driveway handles plowing. We pour it thick enough, use air-entrained concrete and shape the edges and transitions so plow blades do not catch.
